Tenant placement and HOA pre-clearance

Editorial photography, transparent listings with HOA application packages disclosed up front, and pre-clearance of every applicant against building requirements before any non-refundable fees are paid.

Concierge and building-staff liaison

We coordinate elevator reservations, vendor approvals, after-hours work permits, and concierge handoffs on your behalf. You will not field a single call from your building.

Twice-monthly owner reporting

Mid-month and end-of-month reports with photographs of unit condition, balcony cleanliness, common-area concerns, and a written maintenance summary. You see what is happening to your asset without asking.

Preventive and historic-home maintenance

Quarterly A/C and plumbing service for high-rises; specialist contractors for the Cuban tile, pecky cypress, and barrel-tile roofs of our Coral Gables homes. No vendor markup — Bay Coast Trades invoices are passed through at cost.

Rent collection and HOA remittance

Online portal with auto-reminders, owner draws on the 10th of each month, and HOA fee remittance handled on your behalf. One consolidated monthly statement covers everything.

Short-term to long-term transitions

A turnkey package — inventory, off-site furniture storage, deep clean, photo shoot, and listing — for owners moving units off Airbnb-style platforms onto annual leases. Most units are lease-ready inside two weeks.

    Complimentary portfolio review

    We tour the property, pull comparable rents within the building or neighborhood, and submit a written rent benchmark with positioning recommendations — generally inside three business days.

  2. ii.

    Engagement and onboarding

    A month-to-month management agreement, owner portal access, HOA introductions on your behalf, and any pre-listing preparation we recommended.

  3. iii.

    Listing and HOA pre-clearance

    Listing live with full transparency on building requirements. Average time on market in our portfolio is 11 days from listing to signed lease, plus 7–14 days for HOA approval.

  4. iv.

    Ongoing stewardship

    Move-in coordinated with the building concierge, rent collected automatically, twice-monthly photo reports, and a year-end tax-ready package each January.

Flat 10%. No leasing fee on renewals.
