Why rent in Miami Beach


Miami Beach is a place you live for the morning walks and the architecture. Our apartments are in restored 1930s and 1940s art deco buildings — the originals from the boom that defined this part of the city.

South Beach 1-bedrooms in our portfolio run $3,500–4,500. 2-bedrooms with ocean views start around $6,500. The buildings are small (usually 12–24 units), so the HOAs are manageable and the application process is faster than the big Brickell towers.

What we tell every applicant up front: Miami Beach buildings have stricter short-term rental rules than the rest of the city. Most of our buildings require 6 or 12-month minimums and prohibit Airbnb-style use. If you are looking for a place to actually live, this is the right fit. If you want to rent and re-list on a short-term platform, this is not.

All of our Miami Beach buildings are within four blocks of the ocean. None require HOA interviews — applications are paperwork-only.

Are short-term rentals allowed?

No. All of our Miami Beach buildings prohibit short-term rentals (under 30 days). Minimum lease terms are 6 or 12 months depending on the building.

How close are the buildings to the beach?

Every Miami Beach unit in our portfolio is within four blocks of the ocean. The Collins Ave and Ocean Dr units are half a block.

Are the buildings pet-friendly?

Most of our Miami Beach buildings allow one pet up to 35 lbs. A few allow two. Specific rules and fees are listed on each unit.

How old are the buildings?

Our Miami Beach buildings were built between 1936 and 1948 — the art deco boom era. They have been professionally restored: new electrical, new plumbing, modernized kitchens and baths, original architectural details preserved.

Is parking included?

It depends on the building. Most South Beach buildings of this era have no on-site parking — residents use street parking or rent a monthly spot in a nearby garage. We list the parking situation on each unit.
