How do I apply for a Meridian unit?

Click "Apply" on any property listing. The application takes approximately fifteen minutes per adult applicant. $75 per adult covers our screening; building HOA application fees are separate and disclosed on each listing (typically $150–$300).

What credit score is required?

Most buildings require 680+. A handful of our Coral Gables and Miami Beach properties require 720+ — flagged on each listing. A small number of Edgewater buildings will approve down to 640 with an increased security deposit.

What is the income requirement?

Combined gross monthly income at or above 3× the listed rent. For self-employed applicants: most recent two tax returns plus three months of business bank statements. Most HOAs additionally require two months of personal bank statements showing reserves equal to 3–6 months of rent.

How does HOA approval work?

We submit the building's application package on your behalf. HOA review typically takes 7–14 days. We pre-check fit before submitting so you do not lose a non-refundable HOA fee on a building unlikely to approve you.

What is the deposit?

First month's rent plus a security deposit of one to two months' rent depending on the building. Florida law does not require deposits be held in escrow but Meridian holds all deposits in a separate trust account regardless.

Are pets permitted?

Twenty-one of our thirty-two units permit pets within building rules. Most Brickell and Edgewater buildings allow up to two pets with weight limits around 25 lbs; Miami Beach art deco buildings are typically more permissive. Each listing displays the actual fee and rules.

Do you accept Section 8 vouchers?

Florida does not have statewide source-of-income protection, but we accept vouchers in buildings whose HOAs permit them. Please email leasing@meridianrealtygroup.example before applying so we can confirm the building's eligibility.

How long is the lease?

Standard 12-month leases. Some Miami Beach buildings allow 6-month minimums; most Brickell and Coral Gables HOAs require a 12-month minimum. We occasionally offer 18- or 24-month leases at a small discount when owners wish to lock in.

Are short-term rentals available?

No. All units in our portfolio are leased on annual or six-month terms. Buildings prohibit Airbnb-style use; we do not list anything that conflicts with a building's HOA rules.

What if my application is declined?

We will provide the specific reason in writing within 48 hours. If we declined without fully reviewing the application, our $75 screening fee is refunded. HOA application fees, once submitted to the building, are non-refundable — which is why we pre-check fit before submitting on your behalf.
