A partner, not a vendor
**We are small on purpose.** 32 units total, 18 of them in Brickell and Edgewater. We turn down management contracts that would dilute our focus or pull us outside our four neighborhoods.
**Twice-monthly owner reports.** Photos of unit condition, balcony cleanliness, common-area issues, building notices, maintenance summary. You see what is happening to your asset without asking.
**Building relationships.** We know which Brickell concierges to call to expedite an elevator reservation, which buildings require advance notice for vendor work, and which HOAs are reasonable about Saturday repairs. Twelve years of relationships translate into faster turnover and fewer fines.

We publish what we charge. Compare line by line — no asterisks.
**10% of monthly rent.** No leasing fee on renewals, no markup on maintenance vendors (we pass through actual invoices from Bay Coast Trades), no surprise administrative line items.
Leasing-only placement: flat $1,800 (covers listing, photo shoot, showings, screening, lease prep, HOA submission). Owner takes over from there.
Month-to-month management contract — cancel any time with 30 days' notice. We are confident enough in the work that we do not lock owners in.

For owners considering management
What size portfolios do you take on?
Anything from a single condo up to a 6-unit owner portfolio. Most of our Brickell owners have 1–3 units. We do not take on full-building management for towers we are not already operating in.
How do you handle maintenance markups?
We do not. Our partner Bay Coast Trades sends us their actual invoices, which we forward to owners. We do not add a percentage.
Do you require a minimum contract?
No. Month-to-month with 30 days' notice on either side. We are confident enough in the work to not lock anyone in.
How often do I get reports?
Twice monthly. Mid-month and end-of-month. Each report includes photos of the unit interior, balcony, and common-area condition, plus any building notices and a maintenance summary. Year-end you get a tax-ready package.
Do you handle short-term to long-term transitions?
Yes. A lot of Brickell and Edgewater owners are moving units off Airbnb-style platforms onto annual leases as buildings tighten short-term rules. We have a furnished-to-unfurnished turnover package — inventory, storage, deep clean, photo shoot, and listing — that gets the unit lease-ready in two weeks.
