Process

From application to keys


Most applications close inside two to three weeks including HOA approval.

  1. i.

    Submit your application

    Personal info, employment, two years of rental history, last two months of bank statements (HOA requirement). $75 per adult applicant.

  2. ii.

    We review

    Credit pull, employment verification, prior-landlord reference call. Usually one business day. We flag anything the building HOA may push back on before submitting.

  3. iii.

    HOA package + lease

    We submit your building application package and prepare the lease. HOA review is typically 7–14 days. Lease emailed for digital signature on approval.

  4. iv.

    Move in

    Pay first month + security via portal. We coordinate elevator reservation and concierge handoff. Keys ready at the building on your move-in date.

Listed upfront so you can decide before paying any application fees.

  1. i.
    Credit score 680+ Primary applicant must be 680 or above for most buildings. A handful of our Coral Gables and Miami Beach properties require 720+ — listed on each unit. Co-signers accepted in some buildings, not others — we will tell you.
  2. ii.
    Income 3x rent Combined gross monthly income at or above 3× the listed rent. Self-employed applicants: most recent two tax returns plus three months of business bank statements.
  3. iii.
    Two years rental history Past 24 months of addresses plus landlord contact info. First-time renters in Miami are welcome with a co-signer or two months additional security.
  4. iv.
    No prior evictions 7-year lookback on judgments. Filings dismissed in your favor are fine. Some buildings have stricter standards — flagged on the listing.
  5. v.
    Bank statements Most Miami HOAs require the last two months of statements showing reserve funds equal to 3–6 months of rent. We will tell you the exact requirement for the building you are applying to.
  6. vi.
    Application fee $75 per adult applicant covers our screening. Building HOA application fees are separate and listed on each unit (typically $150–$300).

FAQ

Common questions


Can I apply if my credit is below 680?

It depends on the building. A few of our Edgewater units approve down to 640 with a higher security deposit. Brickell and Coral Gables buildings rarely move below 680. Ask us about a specific unit and we will tell you straight.

Are pets allowed?

21 of our 32 units allow pets within building rules. Most Brickell and Edgewater buildings allow up to two pets with weight limits around 25 lbs. Miami Beach art deco buildings are usually pet-friendly with fewer restrictions. Each listing has the real fee and rules.

Do you accept Section 8 vouchers?

Florida does not have statewide source-of-income protection, but we accept vouchers where the building HOA allows them. Email leasing@meridianrealtygroup.example before applying so we can confirm building eligibility.

How long are leases?

Standard 12-month leases. Some Miami Beach buildings allow 6-month minimums; most Brickell and Coral Gables HOAs require 12 months minimum. We sometimes offer 18 or 24-month leases at a small discount when owners want to lock in.

What if I'm denied?

We tell you the specific reason in writing within 48 hours. If we declined without fully reviewing your application we refund our $75 fee. HOA fees once submitted to the building are non-refundable — that is why we pre-check fit before submitting.
